Communal stucco exteriors

A shared front elevation deserves a single, coherent brief. We welcome communal repainting enquiries from freeholders, managing agents and residents’ associations, bringing the stucco, entrance details and painted metalwork into an agreed exterior scheme.

Decide which building elements are commissioned together

For a converted house, distinguish the communal frontage from work requested by individual flat owners. Mark the basement area, entrance porch, upper cornice, balcony edges and window surrounds on an elevation photograph. Include the returns and undersides where relevant. A clear boundary makes it possible for the authorised representative to obtain and compare a complete proposal.

Resolve the terrace colour before ordering paint

Provide the current building colour schedule and any conservation advice or earlier permissions. Review proposed samples against the adjoining frontage, including their sheen in daylight. Where the terrace requires a consistent treatment, record the agreed reference for each component and the person approving it. The local colour and consent guide explains the council sources to consult for the actual address.

Assess the stucco beneath the finish

Map loose coatings, open cracks, staining and damaged mouldings before deciding how much preparation the elevation needs. Ask for uncertainties about the existing coating or render to be identified in the proposal. The repair approach and suitable paint system need to be resolved together. Decoration should follow any necessary investigation of defects rather than conceal an unresolved problem.

Keep residents connected to the programme

Choose one contact to gather decisions and circulate the working arrangements to the flats involved. Explain when access to windows or balconies may be needed and how the entrance will remain usable. Include scaffold arrangements, deliveries and the place for storing materials. Individual requests should return through the nominated contact so the accepted building-wide scope stays clear.

Leave a usable record for the next repaint

At review, work through the frontage by element: broad stucco surfaces, mouldings, porch, windows and metalwork. Record agreed omissions and any repair items outside the decorating commission. Keep the accepted colours, product references and sample approvals with the building records. That information gives the next maintenance discussion a reliable starting point without assuming a fixed repainting interval.
