Pimlico Painters & Decorators
A clear route from the first conversation to the finished rooms.
Keep the design decisions and the practical ones together. The route to an agreed commission starts with the property’s present condition and ends with a clear description of the work to be reviewed.
Discuss your project
Begin with your role and the spaces involved
Say whether you are arranging work for your home, a landlord, a freeholder or a managed building. Identify the rooms or communal elements and explain what prompted the enquiry. If several residents are involved, choose a contact who can collect information and decisions. Provide any existing specification rather than reducing an established building plan to a new verbal brief.
Establish what the surfaces need
Review the condition and the intended finish together. Record issues that need further investigation, repairs by another trade or approval before decoration. Confirm what is included in the preparation and where the proposal depends on a later assessment. For detailed interiors or a stucco front, make the treatment of mouldings and other sensitive features explicit.
Settle the choices before accepting the proposal
Resolve colours, sheen, wallcoverings and any sample requirements against the named rooms and components. Check the written proposal for material supply, access equipment, protection and clearing arrangements. Include the person authorised to approve changes and the route for resident communication. Agree the commercial terms and programme with the same version of the specification.
Sequence the work around the people using the building
Discuss room availability, entrance access, storage and any building rules before dates are fixed. A private flat may need one bedroom kept usable; a common stair needs a workable route for several households. State the responsibilities for moving belongings and coordinating other trades. Confirm changes as they arise so the instruction remains understandable to everyone involved.
Review the agreed work and keep its references
Use the accepted schedule to review completed areas and identify anything remaining. Note alterations agreed during the work and retain the relevant finish references. For communal commissions, give the building representative a record organised by elevation, entrance or floor. For a home, keep it by room so a future maintenance enquiry can refer to the actual materials selected.
